Railshead Road, London


Situated on a prominent site overlooking the River Thames and Richmond Deer Park and situated in close proximity to the listed Maria Grey College, the Denebank Engineering Works was a site with potential for sensitive development.

The owners wanted to redevelop their light engineering works for office use and EUA designed a speculative office building drawing strongly on Scandinavian modernist influences combined with EUA's own interests in light, section, detail and material. Issues faced by EUA during the planning process were:

  • interest from English Heritage and The RFAC (now CABE) including two full presentations
  • flood bunding
  • careful attention to massing, views and detail with respect to the setting of the listed building
  • the LA's desire to construct a riverside walk
  • the retention of a rare Victorian boathouse fragment within the centre of the scheme
  • ecological
  • river conservation issues

EUA achieved a planning approval for a high quality building gaining praise for design quality from all consultees.

The scheme did not proceed as the site was sold to a housebuilder.
